For a busy St Austell family, space was at a premium. With two energetic kids, a tight budget, and the challenges of shared ownership, they faced an uphill battle to transform their home into a haven.

But with just 10m², Danial Miller’s smart design turned a small extension into a life-changing upgrade.

This was no ordinary extension. The family’s Section 106 shared ownership home came with planning restrictions, requiring creative thinking to avoid adding too much value. They needed a utility room to declutter their home and a fourth bedroom that could morph into a playroom, snug, or guest space for grandma.

Navigating the planning process required careful communication with all parties involved, including addressing concerns from neighbours and liaising with the original developer. Add in tight space constraints and a limited budget, and this project needed creativity and persistence to succeed.

The design team delivered a stunning solution, squeezing maximum functionality into every corner. A cozy daybed turned the fourth bedroom into a flexible multi-use space, while a sleek utility room added much-needed practicality. By skilfully handling planning details and engaging everyone in the process, the team smoothed the path to success.

The family now has more than just an extension – they have a sanctuary. The new space provides room to play, host loved ones, and thrive. Despite the challenges, the project came together with the expert craftsmanship of Callum Matta from C Matta Construction & Maintenance.

“It’s perfect,” the family said, overjoyed with their new home.

This isn’t just a story about bricks and mortar; it’s about transforming lives. With smart design and dedication, even 10m² can make a world of difference.
