Dilapidation Works: Supporting Commercial Clients from Move-In to Handback

Dilapidation works are an important part of handing back a leased commercial property, and getting the scope agreed early can save time and uncertainty towards the end of a tenancy.

We were recently on site with our Project Manager, working on behalf of GAP Group Limited to meet with their Landlord’s Agent and walk through their former rented depot ahead of handback.

GAP have now relocated into their new depot at Kempston, where JATA completed the refurbishment works ahead of their move. With the new premises up and running, our attention has turned to helping GAP hand their former unit back.

The site visit gave us the opportunity to walk the building with the Landlord’s Agent, review what was required and agree the scope of dilapidation works before we get started.

What are commercial dilapidation works?

Dilapidations are the repairs, reinstatement and other works that may be required when a tenant reaches the end of a commercial lease.

Exactly what is required will depend on the terms of the lease, the condition of the property and any alterations that have been made during the tenancy. Works can include removing tenant alterations, repairing damage, reinstating original layouts, decorating and carrying out general building repairs ahead of handback.

Getting involved early gives everyone a clearer picture of what is expected. Once the scope has been agreed with the relevant parties, we can manage and deliver the work rather than leaving the client to coordinate several different contractors as their lease comes to an end.

More than just building works

Commercial dilapidations can involve considerably more than decoration and general repairs.

A unit may have been adapted over a number of years to suit the tenant, which can mean changes to layouts, electrical supplies, M&E services, access control, security systems and other elements of the building.

This is where having JATA Construction, JATA Designs and JATA Connections under one roof can add real value.

If a project requires design input, electrical or M&E alterations alongside the construction works, we can bring the right people in from across the JATA team. Our divisions already work together, so there is less reliance on the client coordinating separate contractors and consultants, and one team remains responsible for getting the work delivered.

It also means that when something unexpected comes up on site, we can usually deal with it within the wider team rather than stopping the job while another contractor is found.

Supporting GAP at both ends of the move

Our work with GAP is a good example of that wider service. We completed the commercial refurbishment of their new Kempston depot, getting the property ready for them to move into. Now they have relocated, we are supporting them at the other end of the process, managing the dilapidation works required at the premises they have left behind.

Commercial dilapidation works with JATA

If you are approaching the end of a commercial lease, relocating premises or need help understanding and delivering an agreed schedule of dilapidation works, JATA can support the project from the initial site visit through to completion and handback.

With Construction, Designs and Connections working together, we can provide the people and expertise needed to manage both straightforward and more involved commercial property works across the UK.
